In theory, building an affordable home quickly and efficiently using volunteer labor is a simple process. In practice, it becomes much more complex.
To address that challenge, New Millennial Homes is working with a local not-for-profit organization in an innovative partnership that allows both organizations to take advantage of each others’ strengths. The goal is to dramatically increase the number of homes built each year, while cutting costs and enhancing the volunteer/donor experience.
The Segment Specific Building (SSB) program divides the construction process into segments that volunteers can complete most efficiently and those where using NMH's professionals, processes and material result in savings of both money and time. One trial home, completed last year in Pinellas County, indicates that using the SSB program may be able to save not-for-profits up to 10% of total construction costs and more than double the number of homes built each year!
Those savings come from:
- Better pricing on materials. We build more than 200 homes a year and receive discounts on quality materials that would be difficult for a smaller organization to obtain.
- Faster build cycle. The average New Millennial home is completed in less than 60 days, reducing overhead and building costs and increasing volunteer/donor involvement.
- Better trained volunteers. Volunteers responsible for a limited number of tasks can perform at peak efficiency. We’ve shown that using professional subcontractors can be less expensive – and much faster – than training volunteers in areas like masonry, plumbing and electrical systems.
Over the past 10 years, New Millennial Homes has become Tampa Bay’s top builder of affordable homes. Our mission and our passions are very similar to our non-profit counterparts – to build communities by making homeownership available to as many people as possible. Our products are very much alike and the neighborhoods where we work overlap.
The difference comes in our focus on profitability, which requires that we create the processes and have the professionals in place to run an extremely efficient organization. We believe that building partnerships will allow our non-profit partners to:
- Increase the number of homes completed every year
- Decrease actual cost per home
- Improve both donor and volunteer experience, resulting in more and larger donations and a dramatic increase in the net number of volunteers recruited.
